Initial Meeting

During the first meeting, I listen to your requirements, share my marketing strategy and walk you through the buying process.

Pre-Approval… This is critical so that you can manage your expectations realistically and know what you can afford.

If you are not already pre approved, I will provide you with lenders names to help you find a good fit.  They will determine what loan programs may be available to you and suggest programs that meet your short and long term plans. They will provide you with a pre-approval letter, mandatory in today’s competitive environment when presenting an offer.

Finding your new home…the hunt

Together we work to find your new home. I provide you with automatic notification when properties that match your criteria hit the market.  You will know instantly as soon as they go live on the MLS. I preview selected properties for you on broker tour, meet with you at Sunday open houses and arrange private appointments, whatever is most convenient for you.

Making an Offer

Once we have found the home that fits your criteria, I do all the necessary research to guide you in creating a compelling offer.  Once the seller responds to your offer, I will explain your options  and negotiate on your behalf.  Each situation is uniquely different based the property, interest level and personalities involved.  I leverage my 24 years of experience having the benefit of knowing first hand what is transpiring on the other side of the transaction. Strategy is everything.

The Escrow

Escrow is a neutral third party that takes the deposit money and receives instructions from all of those who are “party to the transaction”.  These include buyers, sellers and their realtors. When all of the conditions of the purchase agreement have been met, you’ll sign escrow instructions and deposit the balance of your down payment and closing costs to escrow.

Close of Escrow

“Closing escrow” signifies the change of ownership from the Seller to the Buyer and usually includes the execution and recording of the Grant Deed and Deed of Trust.
